Land under scrunity: How land surveys affect the design of modern warehouses in Poland

The attractiveness of brownfields is growing every year, which can be attributed to several key factors. The first is their convenient location. Post-industrial sites are often located in central locations of cities or in their immediate vicinity, where access to transportation infrastructure is already extensive. This makes them attractive locations for companies looking for space for logistics, manufacturing or other business services. The second important factor is changing customer preferences. More and more companies and consumers are paying attention to sustainability and ecological aspects. With the potential for transformation, brownfield sites offer the potential to create innovative projects that respond to modern market needs.

Environmental research key to optimizing costs and minimizing risks

Investigations of the ground for a future investment are an integral part of any construction process. In addition to the obvious reason for performing them (assessing the suitability and possible options for land development), there is also a legal requirement. It is regulated by Article 34, paragraph 6(2) of the Act of July 7, 1994, Construction Law, which imposes an obligation to comply with the Regulation of the Minister of Transport, Construction and Maritime Economy of April 25, 2012 on the determination of geotechnical foundation conditions for construction objects. The aforementioned decree specifies a number of factors necessary to analyze the subsoil on which the future Investor intends to carry out construction work, including in paragraph 3(1)(10) requiring an assessment of the degree of contamination of the subsoil and the selection of a soil treatment method.
