Real estate advisory firm Savills has represented DB Schenker in its lease of approximately 8,500 sq m of logistics space at the industrial park Panattoni Park Poznań VIII.
Tailormade to be green: the next generation of carbon-neutral warehouses

A new generation of logistics real estate
We’ve just delivered a very special facility for our pan-European customer L’Oreal, at Muggensturm, in Germany. At a whopping 101,000 square metres (their largest distribution centre worldwide) it’s not its size that makes it impressive. Rather, it has been carefully designed to ensure permanent, carbon-neutral operation.
Covering 18 hectares, this new hub-facility serves L’Oreal’s markets in Germany, Austria and Switzerland. From design to operation, sustainability has been the central focus throughout this development. Its functionality has been completely customized to meet today’s logistics standards and those of tomorrow. Sustainable energy is used to operate the facility. Rainwater irrigates green areas, cleans the halls and flushes the toilets. It is especially well insulated, equipped with energy-saving LED lighting and features a rooftop, solar array with a maximum peak capacity of 2.0 megawatts.
During development we also paid careful attention to the natural landscape and location characteristics. We worked with the municipality to define and implement species protection measures. Specifically for the skylark, a bird native to the local countryside. In addition, we’ve created 30,000 square meters of conservation habitat, right on top of the facility’s roof.
The value of customer relationships
When it comes to customer and environmental initiatives, our track record is well documented. Part of the reason for this carbon-neutral project partnership to be successful was that our sustainability strategy neatly fit with L’Oreal’s own high environmental standards. An equally important factor is our long standing relationship we have with them across Europe. Satisfied that we connect them to their largest markets and provide flexible, durable and sustainable solutions for their logistics needs, the choice for Prologis to deliver their new distribution centre was easily made.
The cosmetics giant has steadily increased its European footprint with us, from as far back as 2006, first doubling and now quadrupling it’s total area to more than 140,000 square metres. We have facilitated our customer at each step, enabling them to build suitable logistics gateways in southern and eastern Europe at Vemars and in Prague, and now in Northern Europe at Muggensturm too. This state-of-the-art development sets a whole new standard for future projects and leads the way in keeping our customers ahead of what’s next.

Panattoni Europe, market leader in industrial real estate in Europe, carries on with the construction of Europe’s largest logistics complex – Central European Logistics Hub, with planned space of 600,000 sqm. To date, 250,000 sqm have been completed and a further 160,000 sqm are under development. Thanks to the Hub, the New Industrial District of Łódź is emerging, with potential for 7,000 jobs.
7R Park Rzeszów is now under construction. This industrial park is located in the direct vicinity of Special Economic Zones and the Aviation Valley – largest industrial cluster in Poland.
Aweco Polska Appliance has leased nearly 13,000 sq m of additional production and office space on behalf of its parent company SANHUA under a new contract at a logistics park Logistic Park Tychy. Global real estate services firm Cushman & Wakefield was responsible for negotiations with the tenant on behalf of an investment fund Deka Immobilien.
Aweco Polska Appliance has been manufacturing system components for home appliance, air-conditioning, and automotive industries in Poland since 2006. Its clients include such brands as Miele, BSH, Electrolux, Philips, Whirlpool, Lear, Tesla, Jaguar, BMW, VW, and Volvo. Every second car, air conditioner or home appliance in the world contain components produced by SANHUA (the parent company of AWECO Polska). The additional space at Logistic Park Tychy will be used to develop a new business line for the automotive industry. The tenant’s total footprint at the industrial park will rise to more than 31,000 sq m.
Deka Immobilien is a real estate investor and manager in 25 countries across five continents. Its Polish portfolio comprises, among other things, Logistic Park Tychy, a modern industrial park with a total area of more than 90,000 sq m located at the junction of national roads 44 and 1.

The year 2018 brough a record in the history of the Port of Gdynia - 23.5 million tonnes were handled, in total. During the first quarter of 2019 a very good bull market existed - over 14 percent of goods were transhipped, compared to the first quarter of 2018. The dynamics of cargo growth from January to March this year, made the Port of Gdynia currently the leader among Polish ports of the Baltic Sea region.
