Develia has signed a letter of intent on a joint venture with Hillwood Polska regarding a joint investment in Malina near Wrocław. A logistics center with a GLA of at least 400,000 sq m is to be built on the site belonging to the Develia subsidiary. sq m The estimated value of the entire project will exceed PLN 1.5 billion.
Panattoni, market leader in industrial real estate in Europe, has fully leased out the facilities delivered in stage one of construction at City Logistics Wrocław I. The space in excess of 36,700 sqm has been taken up primarily by logistics/distribution companies. Now, the developer is embarking on the construction of new facilities, featuring 11,300 sqm and 10,900 sqm respectively. Their commissioning is planned for late Q2/early Q3 2020.
Panattoni, market leader in industrial real estate in Europe, has sold Savills Investment Management a warehouse facility near Wrocław. The park with an area of 46,000 sqm was sold for around EUR 33 million. This is the third distribution center in Poland bought from Panattoni by Savills.
Panattoni market leader in industrial real estate in Europe, announces the sale transaction: SEGRO plc (‘SEGRO’), in its role as venture advisor to the SEGRO European Logistics Partnership (‘SELP’), has acquired Panattoni City Logistics Wrocław I - two buildings with a total area of 38,000 sqm. Advisors from JLL represented SEGRO within the transaction.
The largest independent logistics operator is set to move into more MLP Group centres, with over 26,000 m2 of modern warehouse space to be handed over to InPost in 2020. From then on, the logistics company will operate from three key locations in Poznań, Gliwice, and Wrocław. All the facilities will be built to suit, featuring cross-dock areas. The transaction was completed through Cresa, a real estate advisory firm.
After Gdansk, Szczecin, Warsaw and Lodz, the time has come now for Wroclaw. This is the next city where a new 7R investment is being developed as part of expansion of its urban warehouse network. This is already the second project of the developer in this region.
We are expanding Building 2 Prologis Park Wrocław V with 16,500 square meters. The new investment is specifically tailored for two companies with very different backgrounds, but working towards the same goal: effective storage and distribution, both in the local market of Lower Silesia and across Poland – a flexible solutions using our knowledge and experience to successfully meet our customers’ requirements.
9,000 square meters of the construction is being developed for NEONET, a nationwide chain of showrooms selling electronic equipment, computer accessories and mobile phones, as well as household appliances. Thanks to its expanded lease, NEONET will now occupy a total of nearly 27,000 square meters of warehouse space at the park.
The facility is being fitted with additional lighting in the loading dock area and LED lighting throughout the building. Like all Prologis warehouses in Poland, the newly constructed buildings will feature a smart metering system, which enables customers to remotely view and monitor utility consumption in the facilities.
“Six years of cooperation with Prologis have proven that there is more to warehouses than just their location and quality. A shared understanding of needs and striving to grow together are equally important. The technological solutions implemented at Prologis Park Wrocław V systematically improve the quality of our operations. It was an obvious choice for us to renew the lease and entrust Prologis to construct another facility,” – said Tomasz Okoński - Logistics and Customer Service Director at NEONET.
A further 7,500 square meters is being delivered to a new customer, UK-based company Bowman Ingredients, a leading global supplier of batters and marinades for frozen and chilled meats, fish, seafood and vegetables. This will be Bowman Ingredients’ first European warehouse and production line that is located outside the UK. As such, the new space will be divided into two sections: one adapted for storage and the other for production.
The design includes a concrete mezzanine (1,000 square meters) with additional service lifts for transporting semi-finished products. The roof structure was purposefully altered to reach a height of 11.2 meters and the specially designed curvatures prevents dust from settling on wall surfaces. External foundations will accommodate five silos, with a wide unloading area and a truck scale out front. The interior will feature lab facilities, quality control rooms, technical rooms, engineering rooms and temporary work areas. The entire production area will be ventilated and well-lit, benefiting from both natural light and artificial lighting provided by LED fixtures. The facility’s design also incorporates a floor for office and social space, which will be fitted with air-conditioning and a number of eco-friendly solutions, such as additional skylights, a zone-based lighting system and motion sensors controlling LED fixtures.

Global real estate services firm Cushman & Wakefield has advised on the acquisition of a 17-hectare plus land in Biskupice Podgórne near Wrocław. The new owner of the land is SEGRO, a developer and owner of warehouse parks in nine countries across Europe.
The property, located near Wrocław and by the Pietrzykowice interchange of the A4 motorway, close to Nicolaus Copernicus Airport, was acquired to build a new industrial and warehouse park SEGRO Logistics Park Wrocław.
“We advised on the acquisition of a plot on which SEGRO will be able to break ground on a new industrial and warehouse project. Key drivers behind the developer’s decision included the land’s prime location, good accessibility and a favourable business environment,” said Michał Sikora, Land, Technical and Special Economic Zone Consultant, Industrial and Logistics Agency, Cushman & Wakefield.
