City logistics parks targeted by tenants. The City Logistics Wrocław I project provides for the development of six warehousing/manufacturing halls totalling approx. 99,000 sqm, situated just 8 km from the inner centre of Wrocław. In stage one, two buildings have been commissioned, totalling 36,700 sqm. Both facilities have been taken up in full, primarily by logistics/distribution companies, automotive manufacturers and suppliers, as well as home appliance and consumer electronics companies. Now, construction works are getting underway on two more halls, featuring 11,300 sqm and 21,359 sqm respectively.
“The signed leases are indicative of the continued interest in this region of the country. Despite considerable market saturation with warehouse space, the demand for logistics infrastructure remains very high, which is due to the rapid growth in e-commerce. It is particularly true of facilities situated within city limits, with convenient transport connections, facilitating the so-called last-mile operations” – says Damian Kowalczyk, Development Director from Panattoni.
The architectural design of the park can be flexibly adapted to occupier needs, both in terms of the technical specs and the individual arrangements of manufacturing, warehousing, office and staff space. The park has been provided with spacious service yards and convenient parking facilities, as well as enjoying access to the public transport services of Wrocław, which is greatly appreciated by employees.
Ideal location right next to the Wrocław bypass. City Logistics Wrocław I is a modern park in the urban setting of Wrocław at ul. Kwiatkowskiego, between three important road junctions: “Bielany Wrocławskie”, “Wrocław Południe” and “Wrocław Zachód”. The inner centre of Wrocław is 8 km away, and the intersection of the A4 (2 km) and A8 (4 km) is nearby, too, considerably facilitating logistics operations both on the national and European scale. What is more, the park lies as little as 13 km from the airport and 160 km from the German border.
City Logistics Wrocław I is the developer’s new investment near the Wrocław Motorway Bypass. Apart from distribution complexes, Panattoni’s portfolio in Wrocław also includes the BTS facility for Amazon. Logistics centres tend to gravitate towards the southern and western parts of the Wrocław agglomeration. Lower Silesia with Wrocław is one of the five largest and most attractive locations for logistics in the country. To date, approx. 2 million square metres of space have been delivered here, out of the 18.4 million sqm built in all of Poland.
