LCube Wrocław East II will be built on a 13-hectare plot next to the Wrocław Eastern Bypass. This will provide quick access to the centre of Wrocław (in just 15 minutes) and convenient connections with key transport routes—the S8 expressway towards Warsaw and the A8 motorway. The planned class A warehouse will cover 62 thousand square meters of modern logistics space, adapted to the needs of logistics operators, e-commerce, and companies involved in light production.
The LCube Wrocław East II logistics park is being implemented in cooperation with the ADAMIETZ design office, and the developer has announced that it will meet high standards in sustainable development and energy efficiency.
Closing the missing section of the Wrocław Eastern Bypass will significantly improve the accessibility of this location, which will translate into better logistics and lower operating costs for tenants. This is a key factor for logistics and e-commerce companies looking for well-connected warehouses. LCube Wrocław East II, located right next to the bypass and near main routes, perfectly meets these needs.
– says Dominik Łoś, Head of Leasing at LCube.
Key warehouse region in Poland
According to market data, Lower Silesia is one of the key warehouse markets in Poland. In 2024, the country's total demand for warehouse space amounted to 5.8 million sq m. (4% increase y/y), of which 891 thousand sq m was in the Lower Silesian Voivodeship. This region took first place in new supply (675 thousand sq m). Regarding space under construction, it is second only to the Silesian Voivodeship.
The developer announced that the warehouse will be designed and implemented according to the BREEAM Excellent certification criteria.
Energy efficiency and environmental impact are becoming increasingly crucial in warehouse design. In LCube Wrocław East II, we will use solutions that reduce energy consumption, and the building will meet BREEAM Excellent certification standards. Such facilities reduce tenants' operating costs and remain competitive in the market for longer.
adds Dominik Łoś, Head of Leasing at LCube.
LCube announced the plot purchase and plans for the location in early 2023. At the same time, construction of the neighbouring Hillwood & LCube Wrocław East complex began in 2023 and was completed in September 2024. The facility received a BREEAM Excellent certificate, and during construction, as much as 95% of waste was recycled and reused.
