Lublin gains momentum – investors look beyond Poland’s largest cities

11,400 sqm tailored to operations – full BTS efficiency

 

The new facility will offer 11,400 sqm of space and is being developed within the existing Panattoni complex in Świdnik, where Accolade already owns two modern buildings totaling 52,000 sqm. This BTS project is fully customized to meet the operational and technological requirements of its courier client.

The design includes optimized loading docks, office spaces, and employee amenities – all focused on maximizing efficiency, functionality, and user comfort.

 

Strong financial backing and sustainable design

 

The development is backed by a €11.5 million loan granted by Alior Bank, with the total project value exceeding €17.5 million. Completion and handover are scheduled for the fourth quarter of 2025.

The new facility will meet the highest technical standards, aligned with the EU green taxonomy and ESG requirements. The building will be designed with a strong focus on energy efficiency and employee well-being.

 

Regional markets on the rise – Świdnik and Legnica as new logistics hubs

 

Accolade’s latest project in Świdnik – just 1 km from Lublin’s city limits – is a clear example of how regional locations are becoming magnets for logistics and industrial development. Nearly all available warehouse space in the area is already leased, underscoring the strength of the local market. Once the third building is completed, Accolade’s footprint in Świdnik will total 64,000 sqm of modern warehouse infrastructure.

A similar trend is visible in western Poland. Panattoni Park Legnica, located along the S3 expressway and close to the A4 motorway, offers a strong alternative to the Wrocław market and is well-suited for international operations. The park will ultimately provide nearly 120,000 sqm of modern logistics space.

These developments show that the future of logistics in Poland is no longer limited to Warsaw, Poznań, or the Silesian region. Well-connected, flexible, and sustainability-focused regional hubs are becoming the new standard – and Accolade is leading this shift in eastern Poland, with Świdnik as a prime example.
