Poland – A Central European Leader in Warehouse Space

The warehouse market in Poland surpassed an impressive 33 million m² of space in 2024, with Panattoni accounting for nearly half of these investments. According to Damian Stężycki, Managing Director of Capital Markets Poland at Panattoni, “This exceptional growth rate confirms Poland’s strategic advantages, such as its central location, well-developed infrastructure, skilled workforce, and competitive operational costs, making Poland an attractive destination for investors.”

The strong economic fundamentals of Poland and its long-term growth potential continue to attract foreign investors. The involvement of the MERITY fund is further evidence of the high attractiveness of the Polish logistics market.

Panattoni Park Warsaw North III – Modern Logistics in a Prime Location

The new investment is located in Kobyłka, just 25 km from central Warsaw, near the S8 expressway. The first hall, covering 22,000 m², is already completed, while the second phase of construction will include two buildings with a total area of 53,000 m². The entire project will be certified at the BREEAM Excellent level, ensuring efficient energy and water management, which will reduce operating costs for tenants.

Innovative Approach to Sustainability

Panattoni Park Warsaw North III not only provides high-quality warehouse space but also promotes environmental responsibility. The project includes wildlife migration corridors and water retention systems to support local biodiversity. This approach to designing logistics spaces represents a step toward more sustainable construction.

First Tenant Already Secured!

PBS Connect Polska, a division of the European office supplies leader PBS Holding, has signed a lease for 24,000 m² in the new 33,000 m² building under construction. The company plans to relocate its headquarters from Marki and expand its operations, employing approximately 150 people.
