The location of the Hillwood & LCube Wrocław East warehouse center is no accident. Its proximity to Wrocław's Eastern Ring Road provides convenient access to key routes such as the S8 expressway and the A8 highway, making the location extremely attractive for companies operating in the logistics and manufacturing sectors. Among the first tenants were Nunner Logistics and a defense company.
As Hubert Michalak, CEO of Hillwood Poland, notes, Lower Silesia plays a key role on the warehouse map of Poland, attracting companies from the e-commerce, logistics and light manufacturing sectors. “Lower Silesia is a key region on the warehousing map of Poland, fostering the dynamic development of companies from the e-commerce, logistics and light manufacturing sectors, which serve both the domestic market and Western Europe,” Michalak stresses.
Sustainability at the forefront
The Hillwood & LCube Wrocław East project has a special focus on sustainability. The project has been awarded the prestigious BREEAM certificate at the Excellent level, which testifies to its high environmental standards. As much as 95 percent of construction waste was prepared for recycling, confirming the commitment of both companies to environmental protection.
Dominik Łoś, head of Leasing at LCube, emphasizes the importance of environmental issues and social responsibility for the company: “Environmental and corporate social responsibility issues are very important to us, and recently as an organization we have taken numerous steps in this direction. This approach can also be seen with the Hillwood & LCube Wrocław East project, where solutions have been designed to facilitate the calculation of the carbon footprint and reduce its generation.”
Innovative technological solutions
One of the key aspects of this project is the use of more than 10 EPD (Environmental Product Declaration) certified products, which made it possible to accurately calculate the building's carbon footprint. Thanks to these innovative solutions, the building's annual demand for non-renewable primary energy will be significantly lower than the requirements of the technical and building regulations - a difference of more than 10 percent.
Stable financing and fast implementation
Not insignificant for the success of the investment was obtaining favorable financing. Hillwood Poland signed a loan agreement with mBank in April 2024, which enabled the smooth implementation of the project. Damian Słaby, a member of the management board of Hillwood Polska, notes, “The very good parameters of the project and the prospects of the market allowed us to obtain favorable financing and quickly proceed with the loan agreement, which also had a positive impact on the time allocated for the preparation and implementation of the investment.”
The Hillwood & LCube Wrocław East center is not only a modern warehouse space, but also an example of a sustainable approach to construction and logistics, which are becoming the industry standard.
