Opole on the way up. Panattoni Park Opole, the latest location on the warehouse map, is being developed by Panattoni in Opolskie Province, in south-western Poland. It will eventually comprise two buildings with a total area of 38,500 sqm. The park is being built within the boundaries of the city of Opole, just off the A4 motorway (halfway between Katowice and Wrocław), which also forms part of the Dresden-Kyiv international transport corridor.
The excellent location of the park has been recognised by its latest new tenant – Piomar, which has just moved into the first completed building. The company specialises in goods transport, including international transport and warehouse logistics. Part of the warehouse space leased by the company in Opole (4,950 sqm) will be used for picking and shipping operations for the food industry. The fire resistance of the hall has been increased to more than 4000MJ and adapted to meet HACCAP requirements. Due to the specificity of the storage of fast-moving goods, the work zones in the facility have been separated.
The park in Opole is the first distribution centre to be built by Panattoni in the region – so far the developer has been notable for only developing BTS facilities in the area. “It is an ideal location for companies looking for an alternative to Katowice or Wrocław. The region has been developing at an impressive rate, and is also attractive due to its well-developed transport infrastructure and the availability of qualified employees. Out of the city’s population of just under 130,000, app. 18,000 are students. All of this reflects the fact that Opole is one of the most promising emerging markets on the logistics map of Poland,” comments Ewa Zawadzka, the Development Director of Panattoni.
Panattoni Park Opole will comprise two buildings with a total area of 38,500 sqm. The first of these, an 8,700 sqm facility, has already been completed; the second (currently under construction), will have a total area of 29,800 sqm. Due to its flexible module-based format (the smallest module being 1,000 sqm), the park will be suitable for the requirements of clients from a wide range of industries, especially those from the logistics and light manufacturing sectors. Its location is perfect for both e-commerce companies and tenants specialising in urban operations (e.g. last-mile delivery). The park has been BREEAM certified at the ‘Very Good’ level.
The main advantage of the park is undoubtedly its location, ideal for fast and effective logistics operations. Panattoni Park Opole is situated on ul. Partisan in the city of Opole. It is also just off the A4 motorway, which means that it only takes only an hour to reach the nearest international airports – Wrocław (app. 100 km) and Katowice (app. 110 km). The park lies 54 km from the Czech border and 240 km from the German border. It also has convenient access to public transport – with a number bus stops located right next to it.
